Before you list, fix what a buyer's inspector will find and what shows in the photos, and leave the rest. We walk through your home with you, write a repair plan in order of what matters most to buyers, and help you line up the people to do it, so your home goes on the market ready.

What we do, step by step

  1. A walk-through with youRoom by room, inside and out, with a buyer's eyes and an inspector's checklist in mind.
  2. A written plan, in orderMust-fix items first, then the small jobs that show in photos, then what is better left alone.
  3. The right peopleWe help you find the trades you need and, if you want, a pre-listing inspection so there are no surprises later.
  4. Your disclosuresWe go through Utah's seller disclosure form with you early, so what you know about the home is written down clearly.
  5. Ready for photosA final walk-through before the photographer comes, and then your launch.

The tools we use with you

Questions people ask

What should I fix before selling my house?

Anything that is broken, leaking, unsafe or likely to be flagged by a buyer's inspector, then the small things that show in photos: paint touch-ups, lights, caulking and fixtures. Large remodels rarely make sense right before a sale.

Should I get a pre-listing inspection?

It can help. You learn what a buyer's inspector will likely find, fix it on your own schedule and price with confidence. Anything you learn generally belongs on your seller disclosure, so we talk it through first.

Do I have to tell buyers about problems with my home?

Utah sellers fill in a property condition disclosure about what they know. Be honest and complete; your agent can explain the form, and an attorney can answer legal questions.

How long does it take to get a home ready to sell?

Anywhere from a weekend to a few weeks, depending on the plan. We set a realistic date for photos once we know the list.

Should I paint before I sell?

Fresh paint in worn or very bold rooms usually shows well in photos and in person. We will tell you which rooms are worth it in your home.

What if I can't afford repairs before selling?

Tell us. Some homes sell as they are with the price to match, and some repairs can be handled as a credit at closing. The net sheet shows what each choice leaves you with.
